A Level 2 survey, often referred to as the RICS HomeBuyer Report, offers a more comprehensive inspection of all readily accessible areas, identifies defects and their seriousness, and includes market valuation and insurance reinstatement figures RICS. The surveyor usually spends between one and four hours on site—depending on property size, complexity, and condition—and aims to deliver the completed report within three to five working days after the inspection

A Level 3 survey, or RICS Building Survey, delivers the most detailed assessment, featuring a thorough examination of all accessible parts, technical commentary, advice on defects, and recommendations for repair or maintenance work RICS. Surveyors generally allocate a three-hour time slot for the on-site inspection, though this may vary with larger or more complex properties. Once the inspection and internal quality checks are complete, the full building survey report is typically issued within five working days.
